San Diego Home Prices by Neighborhood

Like much of California, San Diego is known for having high home prices. What many home-buyers don’t realize is how much variation exists in San Diego home prices from neighborhood to neighborhood. While some neighborhoods see median home prices double or even triple that of the median for San Diego County, there are still desirable neighborhoods below the median price as well. I put together several useful graphs to help shed a little light on some of the more popular neighborhoods in San Diego and how their prices compare. The graphs cover three to five years to give a better sense of how pricing has been trending. Since markets can change, particularly in specific neighborhoods, the graphs are all programmed to provide the latest data regardless of whether you read them today or two years from today. I encourage you to come back to this page anytime you’d like the most current information.

One unique characteristic of San Diego is the diversity of its neighborhoods. From coastal neighborhoods like La Jolla, Point Loma and Coronado, to slightly inland Mission Hills, to east county La Mesa, each neighborhood in San Diego has its own unique flavor and microclimate. With cool breezes and the temperature-moderating effects of the ocean, coastal areas can be many degrees cooler in the summer and many degrees warmer in winter. Although the coastal neighborhoods of San Diego tend to command a premium, inland doesn’t always mean affordable and coastal doesn’t always equate to the most expensive.

First, let’s start with a baseline. The graph below provides a look at the median home sales price throughout all of San Diego county. For all the graphs you see below, I focused only on single-family, detached homes (no condos or townhomes), although the general pricing trends of these areas can often apply to condos as well. In other words, places with expensive homes usually have relatively expensive condos and vice-versa.

To make this information as useful and clear as possible, I graphed single-family homes in expensive, moderate and more affordable popular neighborhoods. The graphs aren’t intended to show the highest or lowest price in each category but instead focus on popular neighborhoods in the different price ranges. Each graph below shows the last five years of data.
